Design Phase Services include:

  • Development of project scope, overall design style, must-haves and square footage

  • Solicitation and review of proposals from architects

  • Collaboration with client and architect to create design plan

  • Design Plan review to flag potential design issues and cost prohibitive selections

  • Allowance pricing review for realistic budget planning

  • Initial project budget estimation based on design plan

Pre-Construction

Pre-Construction Phase Services include:

  • Comprehensive Construction Drawing review prior to permit submission

  • Coordination with architect and civil engineer for site work requirements, right-of-way and sediment control plans (if required)

  • Permit submission through Montgomery County, including demolition, building, ROW & Sediment Control

  • Coordination of demolition abandonment requirements with utility companies

  • Final construction bid based on Construction Drawings for Construction Phase

Construction

Construction Phase Services include:

  • Full project oversight of all phases of construction from demolition, to the day you move in + beyond

  • Design consultation of selections and management of selection timelines

  • Use of all contractor discounts for all project selections and allowances (as applicable)

  • Management of changes to project specifications and additional work requested by client
